This investor project spans two adjacent parcels in Berkeley, in Alameda County, on a deep urban infill lot — a mix of additions, conversions, and new construction built as rental housing for the UC Berkeley student market.
Rather than demolish and rebuild, Burton added density three ways: an addition to an existing single-story home, a basement-level ADU conversion within a duplex, and a standalone, ground-up ADU.
Together they turn two existing properties into a denser set of rentable units — adding space through additions and conversions where it made sense, and new construction where it didn’t.

Burton expanded an existing single-story home with a new addition — bringing the residence to 10 bedrooms and 3 baths while keeping the original structure intact.

A basement ADU conversion
Within an existing duplex, Burton converted lower-level space into a code-compliant ADU — roughly 1,100 sq. ft. with 4 bedrooms and 2 baths, new rentable units without expanding the footprint.

A two-story standalone ADU
Burton built a standalone ADU from the ground up — a two-story building of roughly 1,000 sq. ft. with 5 bedrooms and 2 baths, a fully independent unit purpose-built to maximize rentable beds on the site.
